234 Florida Street
OBJECTIVE:
Renovation of a 100,000 sq. ft. heavy timber building from industrial use into office and retail space for lease. The scope of work included a complete gut and reconstruction of the core and shell, as well as addition of cutting-edge amenities and receipt of Leadership in Energy and Environmental Design/Core and Shell (LEED-CS) certification.
SOLUTION:
Barthenheier Construction worked closely with the developer, two architectural firms, LEED consultants, and leasing brokers to design and construct this building. From preliminary budgeting through to finished occupancy, Barthenheier offered value-engineering solutions on top of general contracting responsibilities and job site management. Barthenheier was also an integral part of the LEED certification process.
RESULT:
This complex project was completed on budget. Today, 234 Florida Street is a striking and aesthetically appealing building that has maintained healthy rental rates in the face of a challenging economic environment. The building was awarded a Silver LEED-CS certification, an achievement made possible by the full commitment and participation of Barthenheier Construction. The building was a recipient of a 2008 City of Milwaukee Mayor’s Design Award (see here, too) for best reuse of an existing building structure.
